Jacob has extensive experience working on a wide range of land promotion projects during his career: 

  • Over 10,000 residential plots and commercial land ranging from drive thru units and roadside units to distribution facilities.

  • Primarily located in the south-east and eastern regions of England.

  • Typically from two to twenty acres.

  • Often edge of settlement strategic land or large infill sites.​​​

Location: Colchester Borough Council, Essex,

Size: 3 acres

Promotion structure: Promotion agreement

Client: Local family

Type: Residential promotion - 30 houses

Jacob promoted this site on behalf of a local family who had recently inherited the land. Due to its size and location it was no longer commercially farmable. The site had been draft allocated as part of a large allocation but was not included in the masterplan and vision for the site which was being undertaken by a consortium of housebuilders. Although planning risk had been reduced by the draft allocation, there were a number of issues to consider which included access, noise (proximity to a nearby dual carriageway and private hospital), a public footpath on the site and archaeology. The site gained unanimous approval at planning committee, and Jacob negotiated over £200,000 of S106 savings for landowner. The site was sold to a local developer and has now been built.​​

Location: Thanet District Council, Kent, 6 acres

Size: 6 acres

Promotion structure: Promotion agreement

Client: Local farming family

Type: Residential promotion - 50 houses

This project was promoted on behalf of a local farming family. The site was an agricultural field but bounded by development on three sides, which made farming impractical. The site was promoted as a residential development of 50 houses as a speculative application as the local authority did not have a five year housing land supply.  The major constraints were heritage, highways and strong local political opposition. The application was refused at committee and the decision was appealed, where the Inspector awarded us costs from Thanet District Council. The site was sold to a local developer.​

Size: 5 acres

Promotion structure: Promotion agreement

Client: Adjoining homeowner

Type: Residential promotion - 40 houses

Jacob led the promotion of this edge of town site through the local plan to achieve a draft allocation, and then took forward an application before full adoption of the local plan following a positive pre-application meeting.  The major constraints were access and substantial ecology mitigation. Jacob negotiated over £250,000 of savings on the S106 agreement. The site was sold to a local developer.​
