​Mansfield & Rhodes is an independent advisor to landowners on the promotion and development of land. We specialise in identifying, structuring and promoting land to maximise land value for our clients. We do not promote or buy land ourselves and we are not retained by developers or housebuilders.

The business is led by Jacob Taylor (FCA, MRICS), a dual qualified Chartered Surveyor and Chartered Accountant. Jacob is a respected and long standing land promoter who has over twenty years’ experience in land and development, property fund management and finance.

He is currently Group Land Director for a private property investment and development business, where he is responsible for sourcing and managing a portfolio of residential and commercial sites across southern England. This includes the promotion of land through the planning system, the negotiation of development agreements, negotiation of S106 agreements and the sale of land to housebuilders and developers. His experience ranges from small, edge of village sites, to new towns and urban extensions. This background provides a commercially focused approach to land and development, combining financial understanding with practical experience in planning and promotion.

Alongside this role, Mansfield & Rhodes offers focused and discreet advice to a small number of landowners, bringing strategic clarity, financial rigour and commercial insight to land promotion. Mansfield & Rhodes helps landowners to:

  • understand the development potential of their land

  • assess planning prospects - how and they might achieve consent and what land uses might drive value

  • identify and mitigate development risks and constraints to increase financial value

  • negotiate and structure commercial agreements with promoters, developers and other landowners

  • manage the process through to sale

 

The approach is deliberately straightforward. Each site is considered on its own merits, with an emphasis on:

  • planning realism

  • clear, transparent advice

  • long term, value-maximising strategy

  • hands on approach

  • fees structured as a percentage of sales value to provide full alignment of interests with clients

Most clients are introduced through existing relationships.
